A source-led history of Boat Club, Poes Garden, Chamiers Road and MRC Nagar, covering historic landholdings, housing development, promoters where documented, and the records still needed.
Boat Club, Poes Garden and Chamiers Road / MRC Nagar are not one estate and should not share a single development timeline. The evidence below distinguishes published historical leads from facts that still require original land and planning records.
Boat Club area · historical landholding lead
From a large estate to an executive residential enclave
A report in The New Indian Express says George Mowbray acquired about 105 acres in 1777 in the Boat Club area, and that Portuguese businessman John DeMonte purchased the land in 1782 before it was bequeathed to the Roman Catholic Church in 1821. These dates are a secondary-source lead and should be cross-checked against deeds, church records and historical maps.
Madras Musings reports that parts of the land associated with the Adyar Club were sold after the Second World War and Independence; around 40 acres were reportedly sold to Adyar Property Holdings Pvt Ltd, a consortium of British companies, which developed the Boat Club area as housing for senior executives. This is a specific promoter lead, not proof that the consortium developed every later subdivision or present-day plot.
The same historical account notes that Binny directors had occupied six bungalows in Poes Garden before business executives began looking towards the Adyar river area in the late 1940s. This provides context for an earlier bungalow landscape, but it does not identify a single original layout promoter or a definitive year when Poes Garden became a premium residential address. Those claims require subdivision plans, title records and contemporary directories.
Spring’s Garden, Gemini Studios and commercial redevelopment
Gemini Circle is a different story from Boat Club. A historical account traces the site through earlier owners and the name Spring’s Garden; K. Subrahmanyam established a studio there in the 1930s, and S. S. Vasan renamed it Gemini Studios in 1941. The studio later gave way to multi-storey buildings, shopping and hospitality uses, while the junction retained the Gemini name. This is a documented example of a large garden property changing through institutional use into an urban commercial site—not a residential-layout promoter story.
The sources identified so far do not establish one common promoter or one layout date for Chamiers Road and MRC Nagar. Their histories need separate plot-level work: old village and survey maps, conveyances, subdivision approvals, planning permissions, building approvals and dated aerial imagery. Until those records are found, the promoter and layout year remain unverified.
DEVELOPMENT SEQUENCE
How the area developed
1777–1821
Estate ownership records
Published accounts refer to historic estate ownership in this area, but the exact parcel boundaries, transfer dates and any church bequest should not be treated as established until matched to original deeds, maps and institutional records.
Late 1940s–1960s
Land sales and executive housing
Claims about sales of Adyar Club land and subsequent subdivision require original conveyance deeds, company records and dated layout plans. This page does not assign a promoter or approval year without that parcel-level evidence.
Later decades
Redevelopment and high-value housing
Later redevelopment should be documented through approved building plans, plot amalgamation records, permissions and dated comparable transactions. Present-day prestige is not evidence of the original layout history.
PRICE HISTORY
Keep land, house and apartment values separate
For each road and subdivision, collect (1) guideline value by street or survey reference and effective date, (2) registered consideration from comparable deeds, and (3) dated market evidence. A bungalow plot, redeveloped apartment and asking price are not comparable observations.
Evidence status: The sources above establish useful historical leads, not a complete title history. No unsourced layout promoter, exact layout date or historical rupee figure is asserted.
Research note. Historical context does not establish title, plot boundaries or legal approval. Verify individual land parcels with original records and qualified professionals.
Documented estate history, subdivision and the limits of promoter attribution
Boat Club, Poes Garden, Chamiers Road and MRC Nagar are not one estate and should not be described as if a single promoter created all four. Their present prestige reflects different combinations of older landholdings, clubs and institutions, subdivision, executive housing, road access and later redevelopment.
Boat Club / R. A. Puram: a documented estate sequence
A heritage-walk report published by The New Indian Express in August 2018, led by historian Sriram V., reports that George Mowbray bought 105 acres in the Boat Club area in 1777; Portuguese businessman John DeMonte bought the land in 1782 and bequeathed the area to the Roman Catholic Church in 1821 for philanthropic use, with the intention that it not be sold. This is a useful archival lead and should be read as a secondary report until the original deeds, will and later conveyances are inspected. It is not proof that the entire modern Boat Club locality was one unchanged parcel.
Poes Garden: a named estate, later residential plots
Historian Sriram V.’s article in Madras Musings traces the name to a Mr Poe, whose property appears on an 1837 map under variant spellings including Pugh’s, Pois and Poys. The account says a large house built in 1816 was occupied by Anglican Bishops of Madras until at least 1822; much of the area later became Binny’s property, and in the 1950s Binny sold the estate and it was divided into residential plots. The article does not identify a single named modern layout promoter or supply the approved layout number. Therefore the estate-to-plots sequence can be reported, but a promoter should not be invented.
Chamiers Road and MRC Nagar
For Chamiers Road, the research should follow the road and adjoining properties separately: historic maps, estate records, institutional ownership, road-widening records and approved subdivisions. For MRC Nagar, the defensible history must begin with the exact revenue village and survey parcels, then follow the registered transfers and planning permissions that preceded modern high-rise development. No reliable primary evidence in the sources reviewed establishes one person or company as the original promoter for either entire locality; the page therefore does not assign one.
Price evidence: a worked example, not a market estimate
The Tamil Nadu Registration Department’s guideline-value portal provides historical look-up from 2002. A third-party mirror that attributes its data to TNREGINET reports Boat Club Road guideline values of ₹23,000/sq.ft. from 1 April 2023 and ₹25,300/sq.ft. from 1 July 2024. These are guideline values—not actual sale consideration, not an appraisal, and not current asking prices. Because the third-party page’s older history contains gaps and inconsistent-looking periods, this page does not use those older figures as a reliable long-run series.

What can be stated
What it cannot prove
Guideline value
Boat Club Road reference: ₹23,000/sq.ft. (reported from 1 Apr 2023); ₹25,300/sq.ft. (reported from 1 Jul 2024). Verify exact street / village / SRO in TNREGINET.
Actual transaction price or the value of every property on the road.
Registered consideration
Must be taken from individual registered deeds / EC records, with date, survey or door reference and property type.
A locality-wide rate based on one deed.
Market / asking price
Needs dated, comparable evidence and clear distinction between listing and completed sale.
Historical land value or a guaranteed achievable price.
Promoter verification status: Poes Garden’s estate-to-plot subdivision is described in a named heritage-history article, but the original approved layout plan/promoter file has not been located in the material reviewed. Boat Club landholding names are reported by a secondary source and need deed-level confirmation. Chamiers Road and MRC Nagar remain parcel-by-parcel attribution tasks; no blanket promoter claim is made.
