JV Feasibility, Step by Step

Understand what drives a landowner–developer sharing ratio, then model your own site in the Joint Venture Calculator.

How the calculator works

The formulas behind the numbers

These are the calculations the Joint Venture Calculator performs, so you can check every figure it shows.

Net land area
Land area Γ— (1 βˆ’ land deduction %) β€” deduction covers road widening, OSR or other unusable area you enter.
FSI-counted area
Net land Γ— base FSI Γ— (1 + premium FSI %) β€” base and premium FSI are your entered, verified assumptions; the tool never selects an FSI for you.
Saleable area and GDV
Saleable = FSI area Γ— saleable efficiency %, GDV = saleable area Γ— expected selling rate.
Developer investment
Construction (on FSI or saleable area) + soft costs % + premium FSI charges + other costs, plus any non-refundable payment and the funding cost of a refundable deposit.
Target profit and residual land value
Target profit = core investment Γ— profit %; Residual land value = GDV βˆ’ core investment βˆ’ deposit funding cost βˆ’ target profit βˆ’ non-refundable payment.
Sharing benchmark
Supported landowner share β‰ˆ (residual land value βˆ’ non-refundable payment) Γ· GDV, shown alongside fixed 20:80 to 80:20 scenarios and the developer share needed to recover investment plus target profit.
Before you rely on it

What must be confirmed by professionals

  • FSI, premium FSI, setbacks, height, parking and road-width eligibility for the actual site β€” by a licensed architect against current CMDA / DTCP rules and the competent authority.
  • Title, owner and co-owner authority, encumbrances and access β€” by a property advocate.
  • Selling rates and absorption β€” from comparable registered sales, not only listings.
  • Construction, approval, finance, marketing, tax and contingency costs β€” from the developer's own estimates.
  • Agreement terms: milestones, security, POA scope, delay and default remedies, and exit.

The calculator is an illustrative model. It is not an approval, a valuation, an offer or a recommended ratio, and it does not model every tax, financing, approval or timing risk.
