Choose a locality and enter the area. Where Aventrix publishes a rate it is used automatically; otherwise enter your own reference rate. Units are converted for you (1 ground = 2,400 sq.ft.; 1 cent = 435.6 sq.ft.).

This is an indicative figure from locality rates, not a valuation of the specific property. Nothing you enter is sent anywhere.
Three different “rates” — and why they differ
- Government guideline value
- The minimum value notified by the Registration Department for stamp duty and registration, searchable on TNREGINET by village / street and survey number. It is a statutory reference, not a market price, and can sit well above or below what buyers actually pay.
- Online asking price
- What sellers are asking on listing portals. Useful for seeing supply, but asking prices are often negotiated down and include unsold or overpriced stock.
- Registered transaction price
- The consideration stated in registered sale deeds. The closest evidence of actual prices, but it needs comparable properties, recent dates and a check that the stated value reflects the real deal.
An indicative figure from this page is not a valuation report and must not be used for lending, legal, tax or court purposes. Plot shape, frontage, road width, approvals, title, floor, age and condition can move the value of a specific property well outside a locality rate.
Aventrix locality rate table
Indicative asking-price rates compiled from online property portals — not guideline values or registered sale prices. A rate is published only when at least two independent sources agree it is available; the range shows the spread between them. Loading…
